你會如何想象一種北上廣深之外的現(xiàn)代社區(qū)生活?不再批量復(fù)制隨處可見的“歐式”公寓樓群,一線城市之外能否誕生自己的新建筑定義?在山西省長治市,這個曾有過繁榮重工業(yè)歷史的小城,疊術(shù)建筑用 80后住宅項目Y-Loft City做了次大膽嘗試。
Superimpose breaks with conventional residential planning in Chinese industrial hinterland by creating three towers that reshape the living community for the post 80’s generation.

在山西長治市的老工業(yè)區(qū),Y-Loft City再次整合了公共空間與住宅空間,去除圍墻與大門,讓三座塔樓公寓成為視線匯聚的白色地標(biāo)。高度落差與旋轉(zhuǎn)處理打破了單調(diào)的水平、垂直重復(fù)。明亮的白色輕質(zhì)立面明快連續(xù)地跨過間隔空間,以紋理與周邊社區(qū)形成強(qiáng)烈又和諧的對比。雕塑手法令陽臺跳出乏味的整齊排列,僅用暗色水平陰影就完成了整體質(zhì)感的表達(dá)。這種低成本但個性鮮明的現(xiàn)代設(shè)計風(fēng)格,替代了整齊劃一、隨處可見的“標(biāo)準(zhǔn)歐陸風(fēng)格社區(qū)”,協(xié)助業(yè)主用合理預(yù)算造出更有吸引力的生活場所,成為長治新CBD區(qū)域的關(guān)鍵節(jié)點。Y-Loft City為Y世代青年客戶展現(xiàn)了本地現(xiàn)代社區(qū)生活的新可能,以高出周邊60%的定價成功發(fā)售。
Superimpose designed three white sculptural residential loft apartment towers for the so-called Y-generation, focused on quality of life and breaking with the conventional residential development typology. Within months, all apartments were sold for 160% of the surrounding residential market value. The towers are situated on top of a non-gated and community orientated retail village and integrated as part of the Changzhi CBD masterplan, also designed by Superimpose.

Y-Loft City位于長治市的新CBD區(qū)域,這里有深厚的工業(yè)社區(qū)歷史。過去,人們在此共享著同一種對現(xiàn)代化的期望與工業(yè)文化傳統(tǒng)。當(dāng)工業(yè)文化變?yōu)楣I(yè)遺產(chǎn),原本的坐標(biāo)系隨之消失,長治被以地價、商業(yè)等元素重新定位為三線、四線城市,人們只能以一線城市為模板想象理想生活。對疊術(shù)而言,Y-Loft City項目是挑戰(zhàn)。
The fifty thousand square meters mixed-use development is located in a new CBD district of Changzhi, a fourth tier industrial city in Shanxi Province which is facing rapid urbanisation and has around three million inhabitants. Most often this urbanisation process leads to a cookie-cutter residential typology referring to surrounding precedents instead of focusing on genuinely improving living standards and/ or striving for urban and contextual integration. Superimpose convinced client and government to deviate from the standard approach in order to stand out and differ from classicistic European-style drab residential developments that are dominating the new-built residential skyline in China’s hinterland. Most importantly the design challenge was to target and appeal to a young generation.

如何為這個融合著不同歷史元素的區(qū)域重新展現(xiàn)一種共同生活——既根植于自己的本土文化體驗,又能夠匯聚社區(qū)的力量持續(xù)更新。疊術(shù)在宏觀與微觀的空間層面精巧地組合出對這個挑戰(zhàn)的回應(yīng)。在更小的尺度上,Y-Loft City再次重新組合了公共空間與住宅空間。與周邊那些早期建成的住宅社區(qū)相比,最直接的差別是“圍墻+大門”的消失。開放的公共空間包含斜向交錯的通道與地面、下沉面雙重活動區(qū)域。5萬平方米的建筑面積通透呈現(xiàn),讓Y-Loft City不僅是周邊區(qū)域處處視線可及的白色地標(biāo),也成為人們隨時可到達(dá)的行動中心點。疊術(shù)拒絕使用整齊劃一的復(fù)制方式。三座公寓建筑高低不同,朝向各異,卻彼此呼應(yīng),成為整體空間的三個構(gòu)建支點。社區(qū)共同體與獨立居住這兩種氛圍在由支點構(gòu)成的區(qū)域內(nèi)兼容并存。這種空間結(jié)構(gòu),引導(dǎo)了人們從內(nèi)、從外觀看建筑的方式。
Superimpose responsed to this challenge in both macro and micro scale with simple tools in order to improve usability, liveability, general appearance, and connectivity with the other sites within the masterplan: The plan layout intentionally opens up to the surrounding sites with schools, a hotel, cultural hubs and hospital; The residential towers have been rotated, shaped and positioned to increase uninterrupted views out from each single living space while simultaneously orientating each apartment to maximized sunlight exposure; Light and bright materials have been used to contrast with the dull surrounding developments;

與連續(xù)、一貫的整體風(fēng)格感并存的,是每一個個體Loft單元同時得以凸顯于觀看者眼前。疊術(shù)用雕塑手法把陽臺從乏味的整齊排列中拉出,將直角元素從外立面的平面擴(kuò)展為每座公寓四面上的立體凹凸結(jié)構(gòu)。這種變換中的構(gòu)造強(qiáng)調(diào)著陽臺所通往的個體居住想象。作為與白色主體的對比,暗色從每一層窗框、窗玻璃延伸到陽臺的金屬欄桿,呈現(xiàn)著強(qiáng)烈的存在感。陽臺的這種凸顯設(shè)計并不只是出于形式的動機(jī),它也塑造了一種真實的均質(zhì)生活體驗:不論是三座塔樓中的哪一座、哪一個房間,都能最大限度地拓展光照范圍。疊術(shù)與開發(fā)方在使用規(guī)則上也有共識:陽臺不會封閉,這種所有居住者共同享用的體驗會一直持續(xù)。
A loft-concept has been applied in order to achieve more living space per square meter and a variety of unique balconies have been added to each residential unit in order to provide identity to the tower and valuable outdoor space to each inhabitant and unlike other nearby developments. Unlike the majority of developments with balconies, this developer has agreed with providing strict rules on how inhabitants should remain to use their balconies as outdoor space.

業(yè)主期望用合理的預(yù)算造出真正的現(xiàn)代設(shè)計風(fēng)格。疊術(shù)在Y-Loft City項目中使用簡單而獨特的強(qiáng)對比方法,替代掉泛濫的繁復(fù)裝飾結(jié)構(gòu),降低了外立面所占用的造價成本。對于Y世代青年用戶而言,這是更具有吸引力的生活場所,又不會由于堆砌裝飾而讓價格高不可攀。因此,Y-Loft City以高出周邊社區(qū)60%的定價成功發(fā)售。Y-Loft City所在的空間,如果與數(shù)十年前軸承廠時代的空間時空重疊,將會呈現(xiàn)出一種意外的共同特征:多種城市和社區(qū)功能,在同一個有機(jī)體內(nèi)組合。軸承廠所屬的廠房、住宅區(qū)、醫(yī)院、學(xué)校曾經(jīng)連為一體。Y-Loft City區(qū)域也與基于舊廠區(qū)建造的博覽中心、文創(chuàng)園建筑等公共空間遙遙呼應(yīng)。
Keeping the construction budget low was key to achieving an inexpensive and affordable development for the Y-generation. By using the balconies as sculptural elements, the project could refrain from expensive fa?ade materials and from poorly detailed fa?ade beautifications often seen in surrounding developments. Instead Superimpose opted for a simple yet refined material palette of white facades with contrasting dark aluminium window frames and panels, together with slightly reflective glass. The balconies have been cladded with white perforated aluminium. The general plan layout of the project has a Y-shaped axis and is not gated like surrounding developments. This strategy connects the site to other sites and the nearby fifteen former bearing factories built in 1945 owned by the same client which represent a significant historical and cultural value to the city of Changzhi. As part of the masterplan, Superimpose convinced the client and government to preserve these factories from planned demolition. By transforming this area into a regional cultural hub, it reinstates and enhances the community value of the surrounding sites, such as Y-Loft City.

Y-Loft City既是疊術(shù)對開頭問題的回答,又是新的提問——在無數(shù)急速發(fā)展中的中國小城,是否也能產(chǎn)生這一種以生活/社區(qū)形態(tài)而非價格、地段為核心吸引力的住宅項目?建筑師還能為新的社區(qū)形態(tài)演進(jìn)做些什么?設(shè)計者與業(yè)主應(yīng)怎樣協(xié)作,珍惜利用既有的文化資源以創(chuàng)造新的社會生活?這是未來我們必將繼續(xù)探索的問題。
Y-Loft city is not only meant as an answer to this particular design challenge, but also aims to question how to develop residential areas in rapidly growing third and fourth tier cities in China. Can new residential projects be more attractive and take inspiration from the quality of life and community, rather than only focussing on profit making models. What else can architects do for the evolution of the residential community? How should designers and clients collaborate and cherish existing cultural resources to create a new social life, new integrated communities and a new normal in the Chinese hinterland. This is a challenge Superimpose will continue to explore in the future.
